Retained structures and concrete
Concrete removal for a commercial forecourt redesign
A commercial forecourt redesign can remove selected concrete features or reset a connected frontage. Compare the new pedestrian and vehicle arrangement with the existing concrete before ordering general clearance. Shop entrances, retained surfaces and following civil works need their own boundaries.
Planning guidance by MetroPoint Demolition. Illustrative comparisons describe decisions, not completed projects.
Illustrative frontage plan
Imagine several shop entrances facing a forecourt with a raised concrete island and a defined walkway. One proposal removes only the island; another changes the connected walkway and entrance approaches. Mark the entrances that remain and the reviewed limits of each concrete area.
| Choice | Removal endpoint | Following responsibility |
|---|---|---|
| Selective feature removal | Defined retained edges and exposed condition | Repair or new landscape/civil work |
| Connected frontage reset | Agreed concrete areas shown together | Designed levels, drainage and new surfacing |
The plan is illustrative. It does not prescribe gradients, drainage or access compliance, and it is not evidence of a completed MetroPoint forecourt project.
Distinguish surfaces and services
Identify the actual concrete construction and available service information. Do not assume that an apparent surface joint is the right removal limit or that everything below the surface belongs to demolition. The designer and appropriate providers resolve those conditions.
MetroPoint's assessed concrete-breaking work does not imply asphalt paving, public-road contracting, contaminated-soil work or specialist cutting/coring. Keep excavation and replacement construction separately assigned where the design requires them.
Agree access during the interval
The property manager and project team determine how entrances and material routes are handled between removal and reinstatement. Retaining a doorway does not guarantee that its approach can remain in normal use throughout the work.
Ask the next contractor which areas it needs released together and what condition it accepts. A selective removal may leave several small interfaces; a connected reset may require a larger temporary work area. Neither option should be described as automatically simpler.
Request the defined concrete scope
Bring the existing and proposed forecourt plans, retained entrances and the civil contractor's requirements. Identify uncertainties about surfaces or services before agreeing the package. The assessment can then focus on the concrete contribution to the redesign rather than the entire site redevelopment.
