MetroPoint Demolition

Selective and Soft Demolition in Toronto

MetroPoint performs selective removals for alterations, repairs and renovation preparation where precision matters more than volume.

Is this the right scope?

Remove chosen elements while retaining adjacent rooms and finishes.

Selective work starts with the keep list. A full interior strip-out starts with a larger agreed removal area. Soft demolition does not mean a wall is safe to remove without assessment.

Where this scope stops

Structural members, live services and suspect materials are not treated as ordinary soft-strip items.

Define these items in writing

  • Marked finishes, fixtures and confirmed non-structural elements
  • Protection at the line between retained and removed work
  • Agreed salvage set-aside and debris handling

What assessment needs to establish

  • Exact removal limits and condition of adjacent finishes
  • Whether retained rooms will remain occupied
  • Connections shared with the retained structure

About this service

Selective or soft demolition removes specific materials without clearing the entire space. It is used when an opening, finish, cabinet, floor section or other assembly must come out while adjacent construction remains. Clear marking and an agreed scope help the crew distinguish removals from retained work.

The site review considers dust control, access, noise, services and the condition of surrounding finishes. Before disturbance, the project team must address designated-substance information required under Ontario's OHSA. Suspect asbestos-containing material is handled according to Ontario Regulation 278/05, and electrical, plumbing or mechanical services are isolated by the appropriate parties where necessary.

Work proceeds in controlled sections using tools suited to the material and the retained conditions. Protection is checked as demolition advances, and removed material is moved along the agreed route. The finished opening or exposed area is compared with the written scope before clean-up. Selective demolition can uncover concealed construction, so any change to the approved scope should be documented before additional material is removed.

Questions and answers

How is selective demolition different from a full strip-out?
Selective demolition targets named materials or assemblies while more of the surrounding space remains in place.
Can you protect adjacent finishes?
Yes. Retained finishes and required protection are identified in the written scope before work begins.
What happens if concealed conditions are found?
Work in the affected area can pause while the condition is reviewed and any scope change is documented.
Can selective demolition include masonry?
It can, subject to structural review, permits, services and the exact condition of the wall or assembly.
