What happens to floor anchors after fixtures leave?
Does removing a shop or office fixture include its anchors and floor repairs?
Separate the fixture, its visible fixings and the final floor condition. A scope that removes a counter or rack may leave holes or other evidence of attachment. The landlord and next flooring contractor should define the acceptable handover without assuming that demolition includes specialist surface preparation or repairs.
Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.
Compare the boundaries
Fixture removed
Record the remaining attachment points for review instead of calling the floor finished.
Fixings addressed
Agree the permitted treatment with the responsible project team and the assessed removal capability.
Repair-ready surface
The next installer defines patching, preparation and acceptance; these are not implied by fixture removal.
Use a location record rather than a blanket instruction
Number the fixtures on a plan and show the visible base connections where safely accessible. Some fixings may be concealed until the fixture is removed. Avoid specifying a treatment that could disturb an unknown slab or embedded service without appropriate assessment.
At handover, identify outstanding holes, protrusions or damaged finish areas and name the next responsible party. This gives the landlord a checkable record without promising a smooth or installation-ready floor from demolition alone. Concrete cutting, coring and specialist grinding are not added to MetroPoint’s offer by this guide.
Questions for the assessment
- What floor condition does the landlord require?
- Are fixing locations known before removal?
- Who owns patching and surface preparation?
