MetroPoint Demolition

Homes and shared buildings

Demolition before a garden suite or laneway home

A garden suite or laneway-home proposal may replace a garage, use a different part of the yard or retain some existing construction. Compare the proposed footprint with what is actually on the site. Demolition is one contribution to the project, not confirmation that the new building is permitted.

The designer and municipality responsible for the address determine eligibility and applicable approvals. A Toronto example is not a rule for every GTA property. The plans above illustrate scope questions only.

Define the garage separately from the ground work

Identify above-grade structure, concrete floor and below-ground elements individually. Removing the garage does not automatically include excavating the new building footprint or constructing foundations. The next contractor should define the condition it needs after demolition.

If some concrete stays, show why and where. Its suitability for a new use belongs to the responsible designer, not an assumption made because it is already on the site. Specialist cutting or coring, where needed, remains separately assigned.

Trace the retained house dependencies

Existing services may cross the yard or connect the house and garage. The appropriate providers establish their status and preparation before affected removal. Tree work, excavation and new utility installation are also separate packages, not implied by a demolition enquiry.

Access matters to both stages. Show the route proposed for removal alongside the route the new-build contractor expects to use. A narrow side passage or shared access arrangement needs review for the actual property; no handling method is promised from a site sketch.

Bring the whole site relationship

Enquire with the address, existing and proposed footprints, retained house and access information. Identify the designer and next construction stage. MetroPoint can assess the defined existing removals while the project team resolves the new dwelling, ground work and service packages.
