Non-Structural Wall Removal in Toronto

Opening up a floor plan often comes down to taking out a partition, a closet or a bulkhead. We remove those elements cleanly and patch nothing we should not, so your renovator can frame, finish or leave the space open.

MetroPoint removes non-structural walls in homes, condos and offices across Downsview, midtown west and the City of Toronto, always starting with proof that the wall carries no load.

Is this the right scope?

Remove a confirmed non-load-bearing partition to change a layout.

A partition removal includes more than its finish. Structural status must be established separately from appearance, thickness or the direction a wall runs.

Where this scope stops

Load-bearing changes, service relocation and repair of surrounding finishes require separate arrangements.

Define these items in writing

  • Confirmed non-structural partition within marked limits
  • Agreed doors, frames and finishes
  • Protection of the retained floor and adjacent walls

What assessment needs to establish

  • Confirmation of the wall's role
  • Electrical, plumbing or ventilation in the wall
  • Ceiling and flooring continuity after removal

What's included

  • Interior partition walls in wood or steel stud
  • Closets, including shelving, doors and frames
  • Bulkheads and dropped soffits that house no services being kept
  • Wall finishes, framing and plates down to the floor
  • Protection of floors, ceilings and adjoining walls
  • Removal of all framing and board debris

How the job runs

  1. 01

    Confirm the wall

We review drawings or an engineer's confirmation that the wall is non-structural before anything else.

  2. 02

    Survey and services

We check the designated substances survey and have your electrician and plumber reroute or cap anything inside the wall.

  3. 03

    Protect the room

Floors are covered, the area is contained and nearby finishes are taped off.

  4. 04

    Strip finishes

Board or plaster is removed from both faces to expose the framing and confirm what is inside.

  5. 05

    Take out framing

Studs, plates and blocking are cut out, leaving clean lines at the ceiling and floor.

  6. 06

    Clean up

Debris is carried out and the area vacuumed and handed back.

Before we start

We confirm a wall is not load-bearing from drawings or an engineer, never by a guess. Load-bearing walls are handled through our structural demolition service with an engineer's drawings and a permit from Toronto Building; our guide on demolition without a permit explains when one applies.

The owner's designated substances survey, required under OHSA section 30 before the work is arranged, should cover the wall finishes. Required removal of affected asbestos-containing material is completed first by a qualified abatement contractor under O. Reg. 278/05, since MetroPoint does not perform abatement.

Visible work examples

  • Wall finish removed to reveal original wood lath
  • Crew member inspecting framing after a partition was opened
  • Room opened back to its wood framing
  • Interior room with wall finishes stripped
  • Long room with exposed brick walls and timber flooring

Questions and answers

How do you know a wall is not load-bearing?
From documentation, not appearance. We rely on original drawings, renovation drawings or a written confirmation from a structural engineer. Walls that look like simple partitions sometimes carry joists or point loads from above. If there is no clear answer, we recommend an engineer assess it before any removal is booked.
What if the wall turns out to be structural?
Then it is no longer part of this scope. We stop, and the wall is handled as structural demolition with an engineer's drawings, temporary support where required and a permit. That protects the building and everyone in it, and it keeps your renovation on a documented footing.
What about wiring or pipes inside the wall?
Your electrician and plumber deal with those before we start, either rerouting them or capping them at a safe point. We open finishes first to confirm nothing unexpected remains. If we find an unrecorded service, we pause and let you decide how to handle it with your trade.
Can you take out a bulkhead in a condo?
Bulkheads in condos frequently hide ducts, sprinkler lines or plumbing that belong to the building. We only remove a bulkhead once management or your engineer confirms what is inside and that removal is permitted. Many can be reduced or reshaped rather than removed.
