Closing a commercial property for redevelopment: plan the removal and the interval afterwards

When a commercial building closes before redevelopment, demolition and the start of the new build may be separate stages. The owner needs to define the building removal, the condition handed over and who manages the property during any interval. Those decisions belong in the project plan before the old premises disappear.

Planning guidance by MetroPoint Demolition. Illustrative comparisons describe decisions, not completed projects.

MetroPoint provides structural demolition and concrete breaking and removal. The actual building, retained elements and professional plan determine the accepted removal scope.

Separate business closure from building readiness

Outgoing tenants arrange their stock, records and operating assets through the authorised parties. Attached fit-out, connected equipment and remaining building systems require their own scope decisions. An empty premises is useful information, but it is not a complete description of the building’s preparation.

Show the structure and surroundings on the available plan. Identify neighbouring construction, retained site features and any uncertainty about additions or below-ground elements. The responsible professionals establish the demolition design and applicable requirements.

Decide what remains for the next stage

Planned next activityHandover question

Excavation for the new buildingWhich old slabs and foundations are included in demolition, and which belong to excavation?
An interval before constructionWho manages the retained property and temporary site arrangements?
Work beside a retained structureWhat boundary and professional direction govern the removal?

This comparison helps separate demolition from excavation, environmental work and construction. The scope should name the included elements instead of assuming that “ready for redevelopment” means the same thing to every contractor.

Make the demolition endpoint specific

Describe the accepted exposed condition, retained access surfaces and any elements left for another package. If concrete removal is included, identify its extent and how it relates to the next contractor’s work. Unknown old services or ground conditions remain questions for the responsible parties.

The owner and project team coordinate approvals, utility preparation, material assessments and the work plan for the actual address. No general guide can establish that those prerequisites are satisfied for a particular property.

Plan for an interval without inventing a start date

Where the new construction programme is not final, avoid describing demolition completion as the start of building work. Assign responsibility for the property after handover and identify the temporary condition the owner requires.

MetroPoint’s vacant-lot responsibilities guide develops the following stage. Use it alongside the redevelopment scope so responsibility does not become unclear between contractors.

Illustrative example: demolition before the next contract begins

This is an illustrative planning example, not a completed MetroPoint project.

An owner plans to remove an obsolete commercial building before appointing the main construction contractor. The project professionals define the building and agreed concrete removals. Selected site access remains, and the owner identifies who will manage the property after the demolition handover.

The removal contract ends at that defined condition. Later excavation and building work have their own scope and programme. The assessment can therefore focus on the demolition contribution without implying that every redevelopment activity is included.
