Demolition packages for several lawfully vacant apartments

Several lawfully vacant apartments can receive the same new finish specification while needing different demolition. Compare the existing kitchens, bathrooms, floor layers and retained fixtures in each suite. A standard replacement product does not create a standard removal condition.

Planning guidance by MetroPoint Demolition. Illustrative comparisons describe decisions, not completed projects.

Group by physical work, not suite number

Illustrative suiteProposed workException to record
Suite ASelected kitchen fittings and finishesBathroom retained, including its access and services
Suite BKitchen and bathroom renewalDifferent floor layers at the corridor junction
Suite CWider approved interior changePartitions and connected services needing separate review

These are hypothetical planning examples. Record actual suite references on the project documents, but do not send former tenants' personal information in the general enquiry. Lawful possession and the authority to arrange work belong with the owner and responsible advisers; this guide provides no eviction assistance.

Use representative rooms carefully

An initial walkthrough can clarify the desired exposed condition and the questions to ask elsewhere. It does not prove that other apartments share the same backing materials or hidden alterations. Keep a short exception list beside each representative room type.

The next installer should distinguish fixture removal from backing removal, floor repair and new installation. If one bathroom retains its walls while another requires a wider strip, those differences belong in the scope even when the new fittings match.

Coordinate shared building dependencies

The building team and appropriate trades determine service release, common access and the condition of areas between suites. A vacant apartment can still contain connections serving another unit. Identify those interfaces before deciding whether apartments can be released separately.

An agreed suite sequence is planning information, not a guaranteed vacancy period or a claim of simultaneous crew capacity. MetroPoint's assessment concerns the defined removals, not rent changes or permission to occupy the finished rooms.

Provide a suite comparison

For the enquiry, identify the property, authorised contact, number of proposed work areas and their different removal categories. Bring current plans and receiving-trade requirements to the subsequent assessment. Keep unresolved suite conditions visible rather than multiplying the first scope across the building.
