Removing half-height tile while keeping the upper wall

Where should bathroom tile removal stop when the painted wall above stays?

Draw the intended horizontal boundary and include its corners, door trim and fixture junctions. A tile line is a visible finish boundary, not necessarily a natural separation in the backing. Ask the renovator whether the retained upper wall needs to stay untouched or can receive an agreed repair strip.

Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.

Compare the boundaries

  1. Tile face only

The backing condition after separation remains an assessment question, not a guaranteed reusable surface.

  2. Tile and backing

Specify how the new backing will meet the upper wall and who finishes the joint.

  3. Upper wall retained

Record its existing condition and any fixtures attached across the removal line.

Include the return edges

A straight tile run may turn into a window reveal, shower return or door casing. Mark those short pieces on the same sketch so they are not discovered as ambiguous extras during removal. Where a fixture spans the boundary, have the relevant trade and renovator confirm whether it can remain in place.

The handover should distinguish removal completion from a paint-ready wall. Exposed backing edges and fixing marks may need subsequent work. If the planned boundary cannot be achieved without disturbing more of the upper wall, obtain direction before expanding the removal. This preserves the owner’s choice about how much of the room is being renovated.

Questions for the assessment

  • Where does the line turn at doors and windows?
  • Is a repair strip above the tile acceptable?
  • Which installer owns the final wall junction?
