Walls and ceilings
Kitchen soffit removal or a full ceiling strip-out?
Can a kitchen soffit be removed while the main ceiling stays?
A boxed-down soffit is not proof of empty space. It may conceal service routes or meet framing and finishes that are staying. Describe the desired visual change, then ask the project team to establish what the box contains and whether the ceiling can remain at the intended boundary.
Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.
Compare the boundaries
Decorative box
Even a box believed to be decorative needs its connections and hidden contents assessed.
Service enclosure
A duct or pipe route may need to remain, be redesigned by others or be excluded from removal.
Whole ceiling
Removing the entire ceiling is a different extent, with different protection and reinstatement needs.
Do not price the desired height as a known condition
Owners often ask to remove the soffit so taller cabinets will fit. Supply the proposed cabinet elevation and identify the minimum space the installer needs, but do not treat that drawing as evidence that the existing enclosure is removable. An investigation or trade review may be needed before the final extent can be agreed.
The retained ceiling can also have a visible paint or texture transition when the box leaves. Ask who will close the exposed strip and how the new cabinet line meets it. Where the contents remain unresolved, keep removal conditional rather than instructing the crew to clear everything above the cabinets.
Questions for the assessment
- What height does the new cabinet design require?
- Are service routes documented?
- Who closes the exposed ceiling strip?
