Office partitions beneath ceilings that stay

What changes when selected office walls leave but adjacent ceilings remain?

Give each partition a removal instruction and each adjoining ceiling zone a retention instruction. A partition may end at the visible grid or continue above it. That difference affects what can be released and which ceiling or service decisions must come first. Do not treat the floor plan as a complete ceiling scope.

Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.

Compare the boundaries

  1. Partition below grid

Ask how the ceiling edge and support at the former wall line will be handled.

  2. Partition continuing above

The concealed extent and its role require review before defining removal.

  3. Adjacent zone retained

Lights, services and perimeter finishes need their own retained boundary and trade coordination.

Use a remove, retain and review matrix

For each wall number, record the wall finish, door/frame, ceiling on both sides and known services as separate rows. Use review for a concealed connection instead of treating blank information as remove. Building documents and the responsible designer determine any rated or structural conditions.

Compare this matrix with the future office layout. A retained ceiling may need alterations where a wall once supported its edge or divided two systems. Ask the ceiling contractor who owns those changes and what temporary condition is acceptable after removal. The goal is a clear partial strip-out, not a promise that every retained panel can be reused.

Questions for the assessment

  • Does each wall continue above the grid?
  • Who resolves ceiling edges at former wall lines?
  • Which doors, devices and finishes are retained?

Choose the next step

Read the matching service scope and exclusions, then describe what you want removed and what must remain. Your service choice can be corrected in the form.
