Office Strip-Outs in Toronto
When a tenant moves out or a floor is being refitted, the old office has to come out first. We strip partitions, ceilings, floors and millwork back to the condition the lease or the new design calls for.
MetroPoint delivers office strip-outs in low-rise and multi-tenant buildings across Downsview, midtown west and the City of Toronto, including suites in buildings that stay occupied while we work.
Is this the right scope?
Clear an office tenancy for handback or a new fit-out.
Office removals often separate tenant partitions and ceilings from retained meeting rooms, common corridors and base-building systems.
Keeping part of the office? Compare selective work ↗Where this scope stops
Live building services and systems shared with other tenants require coordinated responsibilities; demolition does not include the new office fit-out.

How the job runs
- 01
Site walk and survey
We walk the suite with the landlord or tenant, review the survey and mark base-building elements to keep.
- 02
Building coordination
Elevator bookings, loading dock times, work hours and fire watch needs are set with property management.
- 03
Make safe
The electrician makes circuits safe and the tenant's IT vendor clears equipment and live data.
- 04
Protect and contain
Corridors, elevators and neighbouring suites are protected and the work zone is sealed.
- 05
Strip the suite
Ceilings, partitions, millwork, flooring and cabling come out in a planned order.
- 06
Handback
The suite is swept, walked with the landlord and checked against the handback scope.
Before we start
The building owner must identify designated substances before the work is tendered, as OHSA section 30 requires. For office suites that usually means a survey of ceiling tile, drywall compound, flooring and mastic on the floor being stripped.
Required removal of affected asbestos-containing material is handled first by a qualified abatement contractor under O. Reg. 278/05. Other identified substances require the applicable controls; MetroPoint does not perform abatement. Before we mobilize, the tenant should have furniture, equipment and records moved out, and property management should share the building's contractor rules.

Questions and answers
- Can you work while the rest of the building is occupied?
- Work in an occupied building is assessed with property management and the responsible project professionals. Confirm fire protection, exits, services, dust and noise restrictions as well as elevator and loading bookings. The work zone and common routes follow that agreed plan; any condition affecting other occupants needs review.
- How far back does the cabling go?
- To the base-building points named in the scope, usually the telecom room or the ceiling boundary of the suite. We remove abandoned data and low-voltage cable that belongs to the outgoing tenant, while leaving building-owned systems and anything still serving other suites in place.
- Do you handle landlord handback requirements?
- We work to the handback scope in your lease or the landlord's written requirements. That might mean returning a suite to a bare shell or keeping certain ceilings and washrooms. We walk the finished suite with the landlord's representative so any remaining items are identified before the keys go back.
- What happens to office furniture and millwork?
- Built-in millwork is part of the strip-out. Loose furniture and equipment belong to the tenant and should be moved or sold before we start, though items left behind can be added to the scope for removal. We sort debris so metal and other recoverable materials are separated where the site allows.
