Walls and ceilings

One face of a wall or the whole partition?

How do I ask for access behind a wall without ordering complete wall removal?

Name the face to be opened, the purpose of access and the professional who needs to inspect it. Removing a lining for access is not permission to remove framing or the opposite finish. If the intended task is to join rooms, use a wall-removal assessment instead.

Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.

Compare the boundaries

  1. Access opening

The inspecting trade defines where they need visibility and what must remain.

  2. One-face strip

A complete face may be removed while framing and the opposite side are retained, if the assembly review permits it.

  3. Whole partition

This is a different extent requiring confirmation of structural role, services and relevant approvals.

Make the inspection question explicit

An instruction such as expose the plumbing is incomplete if nobody identifies the pipe route or the required access. Provide the trade’s marked location and say whether they need the opening left available for inspection. Avoid opening a cavity yourself merely to prepare the estimate.

The boundary also includes skirting, cornice and items attached to the retained face. Ask who repairs the opened lining after the inspection and who can authorise widening it if the expected condition is not found. MetroPoint can assess the defined removal, but cannot turn an unclear access request into a structural diagnosis.

Questions for the assessment

  • Which face and extent are identified?
  • Who directs the investigation?
  • What remains protected on the other side?

Choose the next step

Read the matching service scope and exclusions, then describe what you want removed and what must remain. Your service choice can be corrected in the form.
