Retained structures and concrete
Partial commercial-building demolition for an extension
Removing a commercial annex for an extension is different from cutting back a section embedded in the main building. Locate the physical connection first. The retained structure, services and temporary enclosure often determine the useful demolition boundary more precisely than the outline of the proposed extension.
Planning guidance by MetroPoint Demolition. Illustrative comparisons describe decisions, not completed projects.
Compare two extension situations
| Illustrative situation | Boundary to investigate | Following package |
|---|---|---|
| An obsolete annex beside retained premises | Roof, wall and foundation connections to the main building | Extension construction and the new junction |
| A section within a larger building footprint | Structure and systems continuing through the proposed removal | Designed support, closure and replacement construction |
These are planning comparisons, not completed projects or statements that a particular building is suitable. MetroPoint's structural-demolition route permits assessment of defined building sections; it does not establish acceptance of every industrial building type or scale.
Connect the removal plan to the new design
The engineer and designer specify what remains and the condition needed while the work changes the building. Identify the revision used for the enquiry and the point at which the removal scope hands over to the extension contractor. If that revision changes, revisit affected edges instead of carrying forward an obsolete instruction.
Drawings should distinguish above-grade construction from slabs, foundations and other below-ground elements. Excavation or new foundations do not become part of the removal merely because they follow immediately afterwards.
Assign the interval between old and new
The GC needs clear ownership of support, security and weather protection while the retained building is exposed. The facility team and appropriate trades also resolve affected services and any proposed continued use. A retained wing is not automatically an occupied wing throughout the works.
Unknown material or process-related conditions require their responsible specialists. Do not describe a partial commercial-building enquiry as plant decommissioning or assume specialist cutting/coring from a concrete-removal offer.
Request an assessment of the junction
Provide existing and proposed plans, the retained use, the responsible designer and the intended next construction stage. Identify any uncertainty about the old annex or shared structure. An assessment can then address the defined building removal without promising an engineered method before the necessary review.
