Floor and concrete boundaries

A plumbing floor opening needs more than a marked line

What should a demolition enquiry include when the plumber needs access below a floor?

Ask the plumber and responsible designer to define the required opening and identify the floor construction before approaching removal. Finish removal, concrete breaking, specialist cutting and plumbing are different responsibilities. MetroPoint does not present cutting or coring as part of its established offer.

Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.

Compare the boundaries

  1. Finish access

Identify the floor finish and backing that obstruct the proposed work.

  2. Concrete removal

Assess a defined and appropriately prepared concrete-removal area only after relevant structural and service questions are resolved.

  3. Specialist opening work

Where cutting, coring or other specialist preparation is required, keep that contractor and handoff explicit.

Define both the opening and the closure

An approximate marker line from an owner is not a design or confirmation that concealed services are clear. Provide the responsible trade’s requirements, relevant plans and the intended access purpose. Any uncertainty about the slab or service route needs review before removal.

The work also has an end boundary: who removes debris, who inspects the exposed installation and who reinstates the slab and floor? These responsibilities should be agreed before the opening is created. A demolition handover does not mean the plumbing is commissioned, the opening may be closed or the floor is ready for new finishes.

Questions for the assessment

  • Who supplied the opening requirements?
  • Is specialist preparation required before breaking/removal?
  • Who owns inspection and reinstatement?
