Removing fitting rooms while the retail floor stays

How do I separate a fitting-room removal from a full shop strip-out?

Map the fitting-room enclosure, mirrors, doors and any raised floor separately from the retail floor around it. The landlord and fit-out designer should confirm which parts belong to the tenant and whether the proposed removal changes services or required building features.

Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.

Compare the boundaries

  1. Fittings only

Hooks, seats, curtains and loose mirrors are different items from enclosure construction.

  2. Enclosure removed

List partitions, door frames and ceiling pieces without assuming the main shop ceiling leaves.

  3. Raised platform

Determine whether a platform is present and how its former footprint meets the retained sales floor.

Check the footprint after the enclosure leaves

The floor inside the fitting rooms may not match the surrounding shop, and walls may have been installed before the current floor finish. Ask the flooring installer how the footprint will be completed. Glued mirrors or concealed electrical fittings also need assessment before ordinary partition removal is priced.

If the shop will operate in another area, building management and the contractor must review separation and access. An owner’s preference to remain open is not proof that the arrangement is suitable. Clearly state the retained sales area and the person who can authorise a change if concealed connections extend beyond the enclosure.

Questions for the assessment

  • Are mirrors and platforms included?
  • What finish is expected at the old footprint?
  • Does any retained operating area depend on the removed enclosure?

Choose the next step

Read the matching service scope and exclusions, then describe what you want removed and what must remain. Your service choice can be corrected in the form.
