Retained structures and concrete
Removing roof construction while the lower building stays
Removing roof construction while keeping the lower building requires a designed boundary and a clear next-stage owner. Separate roof finishes, the roof structure and ceilings below. Calling the work a roof strip does not establish which of those assemblies is intended to leave.
Planning guidance by MetroPoint Demolition. Illustrative comparisons describe decisions, not completed projects.
Read an illustrative building section
Imagine a section with roof layers above framing, a ceiling below and retained walls and rooms underneath. Mark each assembly as retained, removed or awaiting the responsible designer's decision. The section is a planning aid, not an engineered removal method.
| Intended change | Scope distinction |
|---|---|
| Replace roof coverings | Identify the roofing contractor's package; do not assume structural demolition is needed |
| Alter defined roof construction | Follow the reviewed structural boundary and retained supports |
| Replace roof construction with wider renovation | Coordinate roof, ceiling and room removals with the receiving builder |
MetroPoint assesses defined structural removals against project information. This does not imply roofing installation, high-rise lifting capability or acceptance of every roof system.
Assign the temporary building condition
The responsible professionals and GC must establish support, separation, weather protection and access while the building changes. Name who owns that interval and who accepts the condition before replacement work begins. A retained lower floor is not automatically available for occupation or storage.
Ask the replacement builder what retained edges and connections it needs. Those requirements may differ from a simple instruction to clear the roof. If the replacement design is unresolved, leave the affected removal boundary unresolved too.
Include connected interiors and systems
Roof work can meet ceilings, equipment and service routes. Appropriate providers determine the release of affected systems; ordinary demolition does not commission replacements. Material assessment and any necessary specialist treatment also remain explicit prerequisites for the relevant work.
The sequence follows the actual design and conditions. No guide can guarantee a weather window or continuous enclosure of the retained rooms.
Prepare the structural-removal enquiry
Bring the existing roof information, proposed design, retained lower-building requirements and replacement contractor's intended handover. Describe precisely which construction is under consideration. That gives MetroPoint a defined assessment question rather than an open-ended roofing or temporary-works undertaking.
