Bathroom decisions

Vanity replacement or a complete bathroom gut?

What should a vanity-only demolition request exclude?

A vanity-only request can retain the toilet, bathing area and most finishes. It still needs a clear instruction for the counter, mirror, backsplash and wall behind the cabinet. Plumbing disconnection and reconnection belong to the appropriate trade; removing the cabinet is not a complete bathroom installation service.

Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.

Compare the boundaries

  1. Cabinet only

Confirm whether the countertop can remain supported as intended; do not assume it is independent of the cabinet.

  2. Cabinet and counter

Include the sink connection and backsplash boundary in the trade/removal discussion.

  3. Wider strip-out

Floor tile, wall tile and adjoining fixtures remain excluded unless separately identified.

Check the outline of the new vanity

A narrower cabinet or wall-hung replacement may expose unfinished floor and wall surfaces. Ask the installer to compare the new outline against the existing unit before deciding how much finish removal is necessary. An old mirror can be independently mounted or bonded to the wall, so it also needs its own instruction.

Identify where the retained bathroom must remain usable and when the plumber can release the affected fixtures. Do not remove trim or disturb connections to inspect them yourself. The assessment should leave one agreed list of removed items and one clear repair boundary for the installer.

Questions for the assessment

  • Are mirror and backsplash included?
  • Does the replacement reveal unfinished surfaces?
  • Who confirms plumbing release and reinstatement?
