Medical and Dental Office Strip-Outs in Toronto
Clinics are built with far more plumbing, specialty services and shielding than a typical office. Stripping one out means understanding what each room was used for and taking it apart in the right order.
MetroPoint strips medical, dental and allied health suites for landlords, practice owners and incoming tenants across Downsview, midtown west and the City of Toronto.
Is this the right scope?
Clear a former clinic after clinical equipment is decommissioned.
Clinic rooms may contain equipment, lines and materials that need the owner's specialist team before ordinary finishes can be removed.
Compare a conventional office strip-out ↗Where this scope stops
Clinical waste, equipment decommissioning and specialist hazardous-material handling are not ordinary strip-out work or implied MetroPoint offerings.

How the job runs
- 01
Site walk and survey
We walk each room, review the survey and confirm the outgoing tenant's decommissioning is complete.
- 02
Services capped
Plumbers cap operatory and exam room water and drains, and air and vacuum systems are shut down and isolated.
- 03
Protect and contain
Corridors and neighbouring suites are protected and the work area is sealed.
- 04
Shielded rooms
Lead-lined walls and doors are dismantled as a controlled removal and kept apart from general debris.
- 05
Millwork and rooms
Cabinetry, partitions, ceilings and flooring are removed room by room.
- 06
Final cleanup
The suite is cleared, swept and walked with the landlord or new tenant.
Before we start
The outgoing tenant decommissions first. That means removing equipment such as chairs, sterilizers and imaging units, having the amalgam separator serviced and removed, clearing all biomedical waste through their waste carrier and taking every patient record off site. We start only when the suite is empty of all of it.
The owner also arranges the designated substances survey that OHSA section 30 requires before the work is tendered. Where affected asbestos-containing material requires removal, a qualified abatement contractor completes it under O. Reg. 278/05 first; MetroPoint does not perform abatement.

Questions and answers
- How are lead-lined X-ray room walls handled?
- As a controlled removal. The shielded panels, doors and lead sheet are taken apart carefully, kept separate from general demolition debris and sent for proper recycling or disposal. We identify every shielded room at the site walk so the crew knows exactly where the lead is before any wall is opened.
- What does the practice need to do before you start?
- Decommission the suite. Equipment is removed or sold, amalgam separators are handled by the practice's service provider, biomedical waste is collected by its licensed carrier and all records leave the premises. We walk the suite to confirm this is done, because none of it belongs in a demolition bin.
- Do you remove the compressed air and vacuum systems?
- We remove the distribution lines and outlets within the suite once the systems are shut down and isolated. The compressor and vacuum pump are usually the practice's equipment and are taken by the tenant or their vendor. Lines are cut back to capped points agreed in the scope.
- Can you work in a medical building that stays open?
- It may be possible following assessment with building management and the responsible project professionals. Confirm fire protection, essential services, patient access, dust and noise controls and any practice-specific restrictions. Neighbouring operation is not guaranteed by containment or scheduling alone.
