Ceiling removal beside a cornice that stays
Can an old cornice or crown moulding remain when the ceiling lining is removed?
Keeping decorative perimeter work changes the edge of the ceiling scope. Record whether the cornice is independently attached, continuous with the ceiling finish or of unknown construction. Its appearance does not establish that it can stay intact while adjoining layers are removed.
Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.
Compare the boundaries
Retain in place
Have the junction assessed and agree the strip of adjacent material, if any, that must remain.
Remove for attempted recovery
Treat handling, condition and storage as a separately agreed task without guaranteeing survival.
Replace perimeter
The new ceiling installer can define a different finish boundary when retention is not suitable.
Make retention conditional on the actual junction
Photograph each corner and any existing cracks from a safe accessible position. Decorative plaster can connect to the surrounding lining differently from timber trim, and previous repairs may change that connection. Do not probe or loosen the cornice to establish its attachment.
Ask the receiving trade how the new ceiling will meet the retained edge and who repairs a visible transition. If the assessment cannot support the proposed retention, the owner should decide between a revised boundary, recovery attempt or replacement before the main strip-out. A promise to save every length would conceal the condition risk rather than resolve it.
Questions for the assessment
- Is the cornice separate from the ceiling lining?
- What existing damage is visible?
- Who accepts and finishes the new ceiling junction?
