Walls and ceilings

Ceiling tiles and grid are separate removal decisions

Can the ceiling tiles leave while the grid remains?

A suspended ceiling contains more than visible tiles. Grid, perimeter trim, hangers and service devices need separate instructions. Tile replacement may retain the support system, while removing the grid changes the interface with lights, diffusers and other components. The building team must confirm what depends on it.

Planning guidance by MetroPoint Demolition. Site conditions and the agreed professional scope determine the final removal.

Compare the boundaries

  1. Tiles only

Record which tiles leave and whether the support system is to be retained for inspection or reuse.

  2. Grid and tiles

Include perimeter connections and coordinate every service device before removing its surrounding ceiling.

  3. Open-ceiling design

Ask the designer to resolve exposed services and finishes; removing a ceiling is not the completed design.

Create a ceiling-zone decision

Divide the ceiling into recognisable zones using a plan or photographs from floor level. A corridor, office and reception area may share grid but have different instructions. Do not count all overhead objects as tiles, and do not move tiles to identify services yourself.

The next ceiling contractor should determine whether retained grid is suitable for the proposed system. Demolition cannot certify its condition or compatibility. If service devices rely on the existing arrangement, release of that zone depends on the relevant contractors’ direction. The scope should preserve that dependency rather than treating the grid as an isolated scrap item.

Questions for the assessment

  • Which grid zones stay?
  • Who reviews reuse suitability?
  • Which devices must be dealt with before a zone is released?
