MetroPoint Demolition

Kitchen Demolition in Toronto

Kitchen demolition clears the room down to the surfaces your renovation needs, so the designer, cabinet maker and trades can start on a clean, measured space. We remove the old layout in a planned order and leave retained items protected.

MetroPoint takes on kitchen tear-outs in houses, semis and condo units across Downsview, midtown west and the rest of the City of Toronto, working from a written scope that lists what goes and what stays.

Is this the right scope?

Remove the old kitchen while defining what the renovation keeps.

Cabinet and finish removal is different from opening a wall or changing the structure. Appliances to keep need their own set-aside plan.

Where this scope stops

Trade disconnections, structural alterations and hazardous-material work are separate from the ordinary kitchen tear-out.

Define these items in writing

  • Agreed cabinets, counters and backsplash
  • Flooring or substrate only where specified
  • Protection and set-aside of identified retained items

What assessment needs to establish

  • Keep list for appliances and cabinets
  • Gas, electrical and plumbing responsibilities
  • Floor boundaries and access through occupied rooms

What's included

  • Upper and lower cabinets, pantry units and islands
  • Countertops in laminate, stone or solid surface
  • Backsplash tile and the substrate behind it where scoped
  • Flooring and underlayment inside the kitchen footprint
  • Soffits, bulkheads and non-structural partitions
  • Protection and set-aside of appliances the owner is keeping
  • Sorting, loading and removal of all kitchen debris

How the job runs

  1. 01

    Site walk and survey review

We walk the kitchen with you, confirm the scope line and read the designated substances survey results.

  2. 02

    Trades disconnect

The appropriate electrical, plumbing and gas trades isolate or disconnect affected services and confirm readiness before the crew starts.

  3. 03

    Protect the path

Floor runners, door protection and assessed containment help reduce dust transfer along the agreed route.

  4. 04

    Set aside kept items

Appliances and fixtures you are keeping are moved clear, wrapped and stored where you choose.

  5. 05

    Top-down removal

Soffits and uppers come out first, then counters, lowers, backsplash and flooring.

  6. 06

    Load out and sweep

Debris is carried out along the protected route, the room is swept and the scope is walked with you.

Before we start

The designated substances survey comes first. Under OHSA section 30 the owner is responsible for identifying designated substances before the work is tendered or arranged, and plaster, drywall compound and older flooring in kitchens are commonly sampled.

Required removal of affected asbestos-containing material is completed by a qualified abatement contractor under O. Reg. 278/05 before our affected work starts. MetroPoint does not perform abatement. Please also clear the cabinets, arrange the relevant electrical, plumbing and gas trades, and mark every appliance you plan to keep.

Visible work examples

  • Kitchen cabinets left in place beside a wall opened to the framing
  • Kitchen wall opened to studs while neighbouring finishes stay intact
  • Lower wall opened around visible electrical wiring
  • Room with wall finishes stripped during an interior tear-out
  • Interior room taken back to wood framing

Questions and answers

Can you save my cabinets or appliances for reuse?
Yes, when they are marked in the scope. Appliances you keep are disconnected by your trades, moved clear of the work area and wrapped. Cabinets can be unscrewed and lifted out whole rather than broken apart, though older boxes glued to walls sometimes do not survive. We tell you at the site walk which items can realistically come out intact.
Who disconnects the sink and gas range?
Licensed trades do. A plumber caps the water supply and drain, and a licensed gas technician shuts off and caps the gas line. An electrician also addresses affected wiring and hardwired equipment. The crew begins affected removal only after the relevant trades confirm readiness.
Does kitchen demolition include the flooring?
It can. Flooring inside the kitchen footprint is often removed so new cabinets sit at the right height, but some owners keep an adjacent floor running through. We note on the scope exactly where the floor cut stops and how the edge will be protected so the room next door is not damaged.
Can you remove the wall between the kitchen and dining room?
If the wall is confirmed non-structural from drawings or an engineer, it can be part of the kitchen scope. If it carries load, it needs engineered drawings and a permit and is handled as structural work. We never decide that by looking at a wall, and we will not open it until it is confirmed.
How do you keep dust out of the rest of the house?
We seal doorways with poly sheeting, lay runners along the carry-out path, follow the heating contractor's advance plan for returns and operating equipment and keep the debris route short. Loading happens from the nearest exterior door where possible. Final cleanup includes a sweep and vacuum of the kitchen and the protected path.
